CB Richard Ellis Property Management takes care of all aspects of technical maintenance, tenant accounting and administrative management, which together preserve the operational efficiency of workspace. Services

CB Richard Ellis Property Management teams are organised into three specialist areas: tenant management, technical management, finance and accounting.

Tenant management

  • Drafting leases

Technical management

  • For buildings being constructed, the Major Projects teal organises tenders and calculates service charges budgets
  • For all buildings under management: service charge budgets; apportionment
    of works plans over years; analyses of recoverable and non recoverable expenditure
  • Provide assistance to Project Managers and developers when works are being signed off and monitoring completion of works
  • Putting in place the management fonctions of the building by tendering for setting up contracts for the maintenance of facilities and services, prepare the Tenants Occupancy Guide, program and implement building management software.
  • An on-site Building Manager is hired for buildings exceeding 20,000 sq. m.
  • Ensure the property respects legislation specific to high-rise buildings, logistics platforms and buildings accessed by the public.
  • Contracts for the security agent and safety officer
  • Oversee and manage contracts with suppliers
  • Organise regular technical inspections of buildings
  • Plan maintenance and renovation works
  • Organise and supervise works in common areas
  • Implement and oversee Health and Safety regulations
  • Obtain the Certification HQE Exploitation for buildings, using our "Green Building Management"strategy

Finance and accounting
This service is provided by CPAS (Corporate Property Accounting Services) an in-house accounting firm. Specialised in the management of accounts and taxation of property companies, and which provides a wide range of reporting modules (US/UK GAAP). CPAS is also responsible for introducing IFRS standards. CPAS has over 90 real estate company clients, for which it provides a full range of accounting services.

The environment

Our «Green Building Management ©» process:
- Optimises the economical performance: combining the comfort of the occupant and the level of rental charges,
- Mesures the impact of decisions and performance,
- Implicates, values and communicates with its partners: owner, tenants, contractors.

On the operational plan:
- Integration of the referential HQE au Règlement Intérieur of the building, thus becoming a guide for the user,
- Control of utility consumptions and the management of waste (wastes epatation, recycling, heightened awareness of the occupants…)
- Communication with the users via a web portal,
- Promotion of correct environmental practices, in particular towards the users and the service contractors
