Development contract: an agreement on a site belonging to the head contractor. The head contractor buys the entire development plan. The investor takes the technical and financial risk of the construction.
Due diligence : analysis of the quality of a building including defects analysis and diagnosis, often carried out within tight time schedules.
Works contracts : Contracts made with companies for works which have been recommended by the head contractor and approved by the owner.
Works or services contract : a contract for the provision of professional services by a qualified person (for example an architect) with an obligation of diligence.
VEFA : an operation entirely carried out by an operator (a developer, for instance). The land is an integral part of the object sold.
The operator takes the technical and financial risk of the development and generally makes a capital gain on the land.
