The Métropole Bretonne is ranked number 8 in France in terms of the volume of transactions.
With 56,000 m² of take-up this year, there has been a large decline. Just like economic activity, many projects initiated in 2008 have been stopped or postponed.
The take-up mainly revolves around renting out premises and surface areas less or equal to 300m². The take-up has been supported this year by associations, business activities, training organisms and IT companies renting premises. The sales market has been supported by administration services and professions.
Only 3 transactions of more than 1,000 m² have been registered:
DREAL for 5,500 m² in the Zone Atalante Champeaux,
CCI: 3,700 m², purchase for the extension of the Ecole Supérieure de Commerce de Rennes,
LOGICA: 1,430 m² in the Newton building (Atalante Beaulieu).
The supply in Rennes has not stopped growing since 2006. On 31st December 2009 it had reached 107,000 m², which is an increase of more than 33% compared to 2008.
This development mainly consists of new supply that is displaying an increase of more than 70% compared to the past year with 35,000 m² of new premises available on 31st December 2009.
Added to this immediate supply are the buildings which are currently being constructed and which will be delivered in 2010. These buildings amount to around 20,000 m²
The immediate supply available on 31st December 2009 is estimated at 72,000 m², which is an increase of 20% compared to 2008 (as a reminder, the immediate supply available in 2008 was 60,000 m²).
Industrial premises: a market that holds out well
The immediate supply available is 80,000 m² compared to 70,000 m² in 2008. The increase in the available supply is explained in part by the fact that large, industrial premises have been put on the market (VALEO, PCI, GEFCO…).We have observed a distinct increase in transactions from the 2nd semester. The resulting effect is that 2010 has been approached more calmly than the beginning of 2009.
The immediate supply of the new premises is still low. However, the supply remains active for surfaces of between 200 and 600 m² in areas with high activity with market rental values.
With 70,000 m², the volume of take-up has increased by around 10% compared to 2008. It is balanced between sales and renting.
The supply expressed is mainly focused on the Sud de la Métropole, the Z.I. Sud-Est and the Z.I. Ouest, these still being the most requested zones. The Mivoie zone is becoming more and more attractive due to its location and capacity for extension.
