Some 20,000 sq. m of new programmes came onto the market in western Nice, invigorating the market in the first half year, notably the Nice Plaza programme (16 000 sq. m), scheduled for completion in March 2008. But while supply consists essentially of properties to let, demand is overwhelmingly and increasingly for acquisition, a discrepancy which explains the noticeable drop in transactions compared to 2006. Moreover, when finally there are new buildings offering large units, most demands rarely exceed 500 sq. m. Demand, which had died out in the centre of Nice due to construction works on the tramway, is reviving now that the tramway is in operation.
In the investment market Nice, like most large provincial cities, is seeing strong and steady demand for quality products, even off plan. This is most likely because yields are more generous than in Paris (in the region of 6.5 to 7.5%) while rents are practically the same as in the inner suburbs of Paris for new buildings.
